We diagnose before we sell
The foundation repair trade has a reputation problem, and it is earned. Too many companies arrive with a solution already chosen and then look for a reason to install it. That produces piers under houses that needed a downspout extension, and sealer on walls that needed drain tile.
Our estimate visit is a diagnosis. We measure the crack. We shoot elevations across the floor to see what the structure is actually doing. We walk the outside and look at the grade, the gutters, the downspouts and where water goes in a storm. We look at the crawl space or the basement. Only then do we recommend anything.
Sometimes the recommendation is that you do not need us. Thin vertical cracks in poured concrete walls built in the last forty years are usually curing shrinkage and are not structural. We will tell you that and leave.
We put the price in writing
Every estimate is written. It names the method, the scope, and the price, and it states the assumptions we are making, particularly about pier depth, which in this county is the single biggest cost variable. If the ground disagrees with our assumption once we are in it, you find out what that means before we start rather than after.
No verbal ranges. No same-day discount that expires when we drive away. You are welcome to get other bids, and on larger jobs we think you should.
We think you should verify contractors, including us
Kansas does not issue a statewide general contractor license. Regulation happens locally. Inside the City of Topeka, contractor licensing runs through the Development Services Division, with classifications for general building work and for residential-only work, International Code Council exams, and proof of general liability coverage and workers compensation on file. Any homeowner can call the city and confirm a contractor's standing.
We would rather you make that call than take our word for anything. A trade with no state-level oversight puts the verification burden on the homeowner, and pretending otherwise does not serve you.
We work on this specific ground
Shawnee County sits on the southern edge of the last continental glaciation. The ice stopped along a line roughly following the Kansas River, and geologists have mapped that terminal line between Wamego and Topeka to within a few hundred meters in places.
What that means in practice is that this county has three different foundation environments. Deep, variable glacial till north of the river. Soft silt over sand and gravel outwash on the valley floor. Thin soil over limestone and swelling shale to the south and west. Depth to competent bearing, the likelihood of heave versus settlement, and the right repair method all change depending on which one you are standing on.
