A house does not settle for no reason, and until somebody identifies the reason, any repair is a bet. Uniform settlement versus differential settlement
Every house settles a little in its first few years. The soil compresses under a new load, the house finds its level, and it stops. That is uniform settlement, and it is normal.
The problem is differential settlement, where one part of the foundation goes down and another does not. That is what cracks walls, racks door frames and tilts floors. The house is not sinking. Part of it is.
The real causes of settlement around Topeka
Water is the number one cause, and it is not subtle
Our rain arrives in bursts. Spring and early summer thunderstorms can put several inches down in an afternoon. Where that water goes decides a lot about your foundation.
- A downspout without an extension puts thousands of gallons a year into the ground within two feet of your footing
- A settled patio or driveway approach funnels stormwater back at the house
- Flat or reverse grading holds water against the wall
- A leaking supply line or a broken sewer lateral washes fines out of the soil under a footing, which is a common and often-missed cause in older Topeka neighborhoods with clay tile sewer laterals
Drought, which does the opposite and is just as damaging
Kansas gets hot, dry stretches, and eastern Kansas has been through several severe ones in recent memory. When clay-rich soil dries hard, it shrinks and pulls away from the foundation. You can literally see the gap open around the house in a bad August. Then the first big rain fills that gap and drives water straight down to footing depth. The wet-dry cycle is more destructive than either condition on its own.
Trees
Big mature trees are part of what makes Potwin, College Hill and Westboro beautiful, and they are also enormous water pumps. A mature silver maple or elm close to the house can pull a remarkable amount of moisture out of clay soil during a dry summer, shrinking the soil under one side of the foundation. We are not going to tell you to cut down your tree. We will tell you if it is a factor.
Poorly compacted fill
Especially in subdivisions built on graded ground, and especially where a house sits partly on cut and partly on fill. The cut side is on undisturbed soil and does not move. The fill side consolidates for years. The crack forms right where those two meet.
Old shallow coal workings
Shallow coal was mined all through this region, near Silver Lake and Dover west of Topeka, and heavily around Carbondale, Scranton, Burlingame and Osage City where the mining district was once the biggest west of the Mississippi. Many workings were shallow strip and drift operations. On specific properties in those towns, ground behavior over old workings belongs on the list of possibilities. It is uncommon, but it is real and it is local.
Frost
Footings placed too shallow heave in winter and drop in spring. If your movement is seasonal and reverses, frost is a strong candidate.
Signs your foundation is settling
- Cracks that are wider at the top than the bottom, or the reverse, running diagonally from window and door corners
- Doors and windows that stick, or a door that will not latch anymore
- Gaps opening between the exterior brick and the window trim
- Stair-step cracking in brick veneer or block
- Sloping floors. Set a golf ball down and watch what it does
- Gaps between the crown molding and the ceiling, or the baseboard and the floor
- A chimney separating from the wall of the house
- Cracks in the basement floor slab that have one side higher than the other
- Nail pops and repeated drywall cracks in the same place after you patch them
How urgent is it?
Honest answer: it depends on rate, not on appearance. A quarter-inch crack that has looked identical for fifteen years is a different animal from a quarter-inch crack that was a hairline last spring. Before we come out, do this:
- Photograph every crack with a tape measure or a coin in the frame for scale
- Write the date on the wall in pencil at each end of the crack
- Note whether doors got worse after a specific wet or dry stretch
- Walk the outside during a rain and watch where water actually goes

How the repair works
Step one is finding the cause, not selling piers
If a broken sewer lateral is washing soil out from under a footing, installing piers without fixing the pipe means you have paid for piers and still have a leak. If a downspout is the culprit, a fifteen dollar extension is part of the fix. We look at drainage, grading, plumbing evidence, tree position and soil before we recommend structural work.
Underpinning with piers
When soil at footing depth genuinely will not carry the load, the answer is to go past it. Helical piers, push piers or concrete piers transfer the load to competent ground. Depth varies enormously across our county, so read the detail on our foundation underpinning page.
Stabilize or lift
Stabilization stops future movement. Lift attempts to return the house toward its original elevation and can close cracks and free up doors, but it can also disturb finishes that have adapted over the years. We give you an honest opinion on how much lift is realistic for your specific house.
Soil treatment and void filling

What happens if you wait
Settlement propagates. The failure spreads along the foundation from the point of movement, so pier counts grow over time. It also travels up. Once the movement reaches the framing you are paying for foundation work plus drywall, trim, doors, tile, and sometimes brick and chimney repair.
There is also a plumbing risk that gets overlooked. When a foundation drops several inches, drain lines under and beside it get stressed. A cracked drain line then leaks into the soil, which causes more settlement. That loop is how a small problem becomes a large one.
Kansas rules for this work
Kansas does not license general contractors at the state level and does not have a statewide building code. It is handled locally. Inside the City of Topeka, contractor licensing runs through Development Services, with classifications for general building work of unlimited height, work up to three stories, and residential-only work, plus International Code Council exams and proof of general liability coverage and workers compensation on file.
Topeka also amended the model residential code so that foundations and floor slabs on expansive soils have to be of engineered design. Settlement repair involving new foundation elements on expansive soil can fall under that.
Under Kansas law, sellers of residential property have disclosure obligations for known material defects, so if you are planning to sell, a documented repair is worth far more than an undocumented crack.
