Slab foundation leveling in Topeka usually starts with somebody noticing that the garage floor has dropped away from the wall, or that rainwater now runs toward the house instead of away from it. The concrete itself is almost always fine. What failed is the dirt underneath it.

We level settled concrete across Topeka and Shawnee County by filling the void under the slab and lifting it back to where it belongs. The estimate is free and the price is written down before we start.

Slab-on-grade in Topeka is a different situation than in the South

In Texas and Oklahoma, most houses sit on a slab and the whole structure rides on expansive clay. Here, that is not the standard. Kansas is tornado country and Topeka homes overwhelmingly have basements or crawl spaces. Slab-on-grade housing shows up in specific places: post-1970 subdivisions, additions built onto older homes, sunrooms, garages, and a lot of the commercial stock along Wanamaker Road and the SW 21st Street corridor.

That changes the job. In Topeka we spend far more time leveling parts of houses, garage floors, basement floors, additions, porches, and flatwork, than we do leveling entire house slabs. The most common call we get is a garage floor that has settled two inches at the door, and a driveway approach that has dropped away from it.

What actually makes a slab drop here

Poorly compacted backfill

This is the number one cause in our area, and it has nothing to do with clay. When a house is built, the ground next to the foundation is dug out and then pushed back in. If that fill was not compacted in layers, it keeps consolidating for years. Anything poured on top of it, garage aprons, front porches, stoops, patios, sidewalks running alongside the house, comes down with it.

Water getting under the slab

Topeka gets its rain in bursts. A single May thunderstorm can drop several inches. Water running off a roof without a working downspout extension goes straight down beside the slab, washes fines out of the fill, and creates a void. The slab bridges that void until it cannot, and then it cracks and drops.

Freeze and thaw

Our winters cycle. Water in the top few feet of soil freezes, expands, thaws, and leaves the soil looser than it found it. Exterior flatwork takes the worst of this because there is no heated building keeping the frost out. It is why driveways and sidewalks in Topeka move more than interior floors.

Shrink and swell in the weathered shale

South and west of the Kansas River, on the Osage Cuestas ground toward Auburn and Carbondale, the soil is weathered from shale and it does swell. On that side of town heave is a real possibility, meaning a slab can push up rather than settle. A slab that is high in the middle is a different problem than a slab that is low at the edge, and it is not fixed by lifting.

Old coal workings

Worth knowing if you are south or west of Topeka. Shallow coal was mined all through this area, at Silver Lake and Dover west of town, and heavily around Carbondale, Scranton, Burlingame and Osage City. Some of those workings were shallow drift and strip operations with very little cover. Ground over old shallow workings can behave in ways ordinary soil does not. It is not common, but on properties in those specific towns it belongs on the list of things to rule out.

Signs your slab needs leveling

  • A step down where the garage floor meets the foundation wall or the driveway
  • Cracks in the slab that are wider at one end, with one side sitting lower than the other
  • Doors on an addition that suddenly need a shove
  • Water standing on a patio, or running back toward the house
  • A gap under a baseboard on one wall of a slab room
  • Tile or vinyl cracking in a line across a floor
  • A settled front stoop that has pulled away from the brick

What happens if you wait

Flatwork settlement is mostly a trip hazard and a nuisance right up until it starts sending water at your foundation. That is the turn. A patio that tips toward the house, or a driveway approach that has dropped, becomes a funnel that dumps stormwater against your basement wall. In a Topeka block basement, that is the exact loading condition that causes bowing walls. So a two hundred dollar drainage problem quietly turns into a structural one over a few seasons.

The other thing that gets worse is the void. Once soil has washed out from under a slab, every rain widens it. A slab that could have been lifted may eventually break into pieces that have to be removed and repoured, which costs several times more.

How we level a slab

Polyurethane foam injection

This is what we use for most residential slab leveling in Topeka. Small holes, roughly the size of a penny, are drilled through the slab. A two-part polyurethane is injected underneath. It expands, fills the void, compacts loose soil as it goes, and then lifts the concrete in a controlled way while we watch the elevation. The holes are patched. The whole job on a garage floor is usually a few hours and you can drive on it the same day.

Foam is light, so it does not add much load to soil that was already struggling. It is also closed-cell, so it does not wash out or absorb water. In a climate where water is the main culprit, that matters.

Mudjacking

The older method pumps a cement and soil slurry under the slab. It works, it costs less per unit in some situations, and it is still appropriate on certain heavy exterior flatwork. The tradeoffs are bigger holes, more weight added to the soil, and a longer cure before you can load it.

Piering under a structural slab

If the slab is carrying a wall or a load-bearing element and the soil beneath it is not going to improve, foam alone is not the answer. That is a piering job, where the load is transferred down to ground that will actually hold it.

Fixing the water first

Kansas and Topeka rules worth knowing

Kansas has no statewide general contractor license and no statewide building code. Each city and county adopts its own. That means the rules in Topeka are not automatically the rules in Auburn or Osage City, and a contractor who works in one may not be registered to work in the other.

The City of Topeka runs contractor licensing through its Development Services Division, with classifications for general building work and for residential-only work, exams administered through the International Code Council, and proof of liability coverage and workers compensation on file. Homeowners can call and verify.

Topeka also amended the model residential code specifically for our ground: foundations and floor slabs on expansive soils must be of engineered design. If you are pouring a new slab, not just lifting an existing one, that amendment can apply to your project.

Permits: interior foam lifting of an existing slab generally does not require one. Replacing a slab, pouring new flatwork in a public right of way, or altering drainage often does. Properties in mapped floodplain along the Kansas River, Soldier Creek and Shunganunga Creek have extra requirements handled through Shawnee County's land use office.

What a slab leveling job costs

Pricing follows three things: how much area needs lifting, how far it has to come up, and how much void has to be filled before it moves at all. A settled sidewalk panel is a small job. A four hundred square foot garage floor with two inches of drop and a large void underneath is not. We measure it, tell you the number in writing, and you decide.

How long does polyurethane slab lifting last?

The foam itself does not break down, absorb water or wash away, so the support it provides is permanent. What can change is the soil around it. If the same downspout keeps dumping water beside the slab, new voids can form next to the repaired area. That is why we look at drainage as part of every slab job.

Can you drive on a lifted garage floor or driveway right away?

With polyurethane, usually within an hour or two of finishing. The foam reaches most of its strength very quickly. Mudjacking takes longer to cure before it can carry vehicle weight.

Will the holes show?

There will be small patched holes, roughly the diameter of a penny, spaced across the slab. They are filled with concrete patch and blend reasonably well on a garage or driveway. On a finished interior floor that you plan to leave exposed, tell us in advance so we can plan hole placement.

My slab is high in the middle, not low. Can you fix that?

Lifting is the wrong tool for that. A slab that has risen has usually been pushed up by swelling soil or by water collecting underneath, which happens more on the shale-derived soils southwest of Topeka. The fix starts with finding the moisture source. We will tell you that on the estimate rather than sell you a lift that will not hold.

Is slab leveling worth it compared to replacing the concrete?

If the concrete is structurally sound and just sitting in the wrong place, lifting is normally a fraction of replacement cost and takes hours instead of days. If the slab is badly deteriorated, lifting a broken slab just gives you a broken slab at a better elevation. We tell you which one you have.

Why did only part of my garage floor sink?

Because only part of it was over fill. The section nearest the foundation wall usually sits over ground that was excavated and pushed back during construction. The section further out may sit on undisturbed ground. That boundary is where the crack forms.

Do you level basement floors?

Yes. Basement slabs in Topeka are typically a separate floating pour over fill and gravel, and they settle independently of the walls. Foam lifting works well on them, and it is far less disruptive than breaking out and repouring inside a finished basement.
